An apartment chatbot answers a renter's first message in seconds, prescreens them on the objective things (move-in date, budget, occupants, pets), and books the tour. The category agrees on all of that. It does not agree on what the software costs, and the numbers circulating are worse than useless.
Here is the state of it, checked first-hand on 9 September 2026. Not one standalone apartment chatbot vendor publishes a rate. Respage returns HTTP 404 on /pricing, MRI Software returns 404, 365 Connect returns 404, BetterBot returns 403, LeaseHawk and Perq redirect /pricing to marketing pages, and Nurture Boss serves a 404 page under an HTTP 200 status. A 200 on a /pricing URL does not mean there is a price on it.
The published rates all come from the property management platforms that treat AI as a tier feature. AppFolio lists $1.49 per unit per month on Residential Core with its Realm-X assistant included, $3.20 on Plus and $5.00 on Max. Yardi Breeze lists $1.00 per unit per month for Residential with a $100 monthly minimum, and it is the only vendor in this category you can actually buy without a sales call. Every rate anyone publishes sits inside $0.85 to $5.00 per unit per month, so the $3 to $6 figure that circulates for the specialist vendors runs off the top of the band and cites no vendor source.
The arithmetic that should decide this purchase is not the rate, though. It is what a leasing hire costs you. The BLS puts the May 2025 median wage for real estate sales agents in the real estate and rental and leasing industry at $49,850, and its June 2026 employer-cost survey puts wages at 68.5 percent of what a full-time private-industry employee actually costs. That makes one fully loaded leasing hire about $72,774 a year, or $6,065 a month. At AppFolio's published $1.49 per unit that same money buys roughly 4,070 doors of AI; at Yardi Breeze's $1.00 it buys 6,065; even at AppFolio's most expensive $5.00 Max tier it buys 1,213. So for any portfolio under about 1,200 units, the AI line item costs less per month than a single leasing hire, on the vendors' own published numbers.
MessageAgent is flat instead: three tiers at $79, $199 and $499 a month, published in dollars, no per-door meter and no minimum spend to negotiate, with text, web chat, email and social DMs on one bill. It is planned and not yet on sale, and we are equally upfront about the trade: we are the conversation layer, not a property management system, and we do not place outbound phone calls.
