Propertyware pricing is $1.00 per unit per month on Basic with a $250 monthly minimum, $1.50 on Plus with a $350 minimum and $2.00 on Premium with a $450 minimum. Every plan adds an implementation fee of two times the monthly subscription, billable units move in 50-unit steps, and Enterprise or open API access adds $1.00 per unit to any plan. Screening and payments carry transaction fees.

The minimums do most of the work for smaller portfolios. Basic only reaches its sticker rate at 250 units, Plus at 234 and Premium at 225. A 100-door manager on Plus pays $350 a month, an effective $3.50 per unit, plus a $700 implementation fee. Two-way text messaging is not in Basic at all, so texting renters starts at the $350 Plus floor.

The line that matters for leasing is the Leasing Contact Center: $2.85 per unit per month with a $300 setup fee, a team of human agents who take your calls and emails. That is more per door than Premium software. The Propertyware pricing page lists no AI product. MessageAgent answers rental prospects by text, web chat and social DMs for $199 a month flat, which costs less than the Leasing Contact Center from 70 doors up.

Propertyware says billable units are adjusted in 50-unit increments, so a 120-door portfolio may be billed as 150 units once it clears the minimum. Ask how rounding works on your quote. Enterprise or API access adds $1.00 per unit to any plan.

Three rates, and the minimum sets the price below 250 doors

Basic is $1.00, Plus $1.50 and Premium $2.00 per unit per month. Divide each minimum by its rate and you get the door count where the rate starts to count: 250 units on Basic, 234 on Plus and 225 on Premium. Below that every customer on a plan pays the same bill. At 100 units the effective rate is $2.50, $3.50 and $4.50 per door, two and a half times the sticker or more.

The setup fee grows with your bill

Propertyware charges an implementation fee of two times the monthly subscription on every plan. At 100 units that is $500 on Basic, $700 on Plus and $900 on Premium. At 1,000 units on Plus it is $3,000. Yardi Breeze charges no setup fee at all. Here it scales with portfolio size, so a bigger company pays more to start.

Texting renters starts on Plus

The Basic card leaves out two-way text messaging, eSignature, inspections, maintenance projects and vendor portals. Plus adds texting, eSignature and inspections. Premium adds maintenance projects and vendor portals. So a manager who wants to text applicants inside Propertyware pays at least $350 a month, and a 150-door portfolio moves from $250 to $350 just to get the text inbox.

The Leasing Contact Center costs more than the software

Propertyware sells a Leasing Contact Center at $2.85 per unit per month with a $300 setup fee: professional agents who take leasing calls and emails as an extension of your staff. Per door, that is 85 cents more than Premium and almost twice Plus. At 300 units it adds $855 a month. Propertyware notes the price varies with your selections, so treat $2.85 as the published starting point.

What a first year really costs at 100 units

On Plus, 12 months at the $350 minimum is $4,200, plus a $700 implementation fee, so $4,900 before transaction fees. Add the Leasing Contact Center at 100 units, $285 a month and $300 setup, and the first year comes to $8,620. That second number is the one to set against any AI leasing tool, because it is what Propertyware itself charges to answer prospects.

How Propertyware compares with AppFolio, Buildium and Yardi Breeze

At 100 units the published floor is $100 on Yardi Breeze, $149 on AppFolio Core unit math, $150 to $250 on Rentvine, $252 on Buildium Growth and $250 to $450 on Propertyware. Above 250 doors the order changes: at 1,000 units Propertyware Basic matches Yardi Breeze at $1,000 and undercuts AppFolio Core at $1,490. Propertyware is priced for larger single-family portfolios, and its minimums make that plain.

Where Propertyware is the right buy

Propertyware is a RealPage product built for single-family and scattered-site portfolios, with deep customization, custom reports, owner and tenant portals, accounting and an open API. If you manage 250 doors or more and need that configurability, Basic at $1.00 per unit is one of the lowest published rates in the category. The minimums are only a problem for smaller portfolios.
