EliseAI is the default answer in multifamily AI leasing, and it is also one of the hardest vendors in the category to get a number out of. We checked on 6 September 2026 from a United States connection: eliseai.com/pricing returns HTTP 404. So do /plans and /get-started, and so does meetelise.com/pricing on the company's older domain. The homepage returns HTTP 200 and carries a thirteen question FAQ, and not one of those questions is about price. The words price, pricing and cost do not appear on it at all.
That leaves you comparing quotes with no anchor, which is exactly the position the third-party listicles exploit. You will see $3 to $6 per unit per month and a roughly $25,000 annual minimum repeated across a dozen blog posts. Not one of those figures comes from EliseAI, and we are not going to launder them here. What EliseAI does publish, on its own blog, is two numbers that constrain the answer: it says customers typically see a 5 to 10 times return, and it says Juniper Investment Group saw about $15 per unit per month in return. Divide $15 by 10 and by 5 and you get $1.50 to $3.00 per unit per month. That is a derivation from EliseAI's own published figures rather than a quote from EliseAI, and it is the tightest honest estimate available in public.
Run that against portfolio size and the shape of the deal becomes clear. At $1.50 to $3.00 a unit, a 300 unit property is $450 to $900 a month, and a 5,000 unit portfolio is $7,500 to $15,000 a month. Against the widely repeated $25,000 annual minimum, which works out to about $2,083 a month, the minimum stops binding somewhere between 700 and 1,400 units. In other words the thing that prices small operators out of EliseAI is not the per-unit rate, which is modest. It is the floor underneath it.

The pattern is the point. Four of the five incumbent URLs either 404 or resolve to a page with no numbers on it, and the one that returns HTTP 200 on a /pricing path is a demo request form. Funnel is the most instructive: its Pricing + Packages page names three bundles, Funnel Essentials, Funnel Intelligence and Full Funnel, and lists the identical ten capabilities under each one, with no price and no visible difference between the tiers. When an entire category hides its rate card, the only leverage a buyer has is a comparable quote, which is why it is worth running two or three of these in parallel before you commit to any of them.

The homepage returns HTTP 200 and links to no pricing URL anywhere in its markup. Every path through the site ends at Request Demo. Treat that as a signal about the sales motion rather than an oversight: EliseAI wants your portfolio size before it gives you a rate.
A thirteen question FAQ with no question about price
EliseAI publishes a thirteen item FAQ on its homepage covering what EliseAI is, how it works, who uses it, whether it is a chatbot, whether it integrates with your PMS, whether it handles maintenance requests and how it measures performance. Not one of the thirteen asks what it costs. The words price, pricing and cost appear zero times on the page. The only occurrences of fee are the product name Fee Transparency and the phrase fee managers.
EliseAI's own two published numbers imply $1.50 to $3.00 per unit per month
On its blog post titled Why Investing in EliseAI is More Cost-Effective Than You Think, EliseAI writes that customers typically see a 5-10x ROI, and that Juniper Investment Group saw approximately $15 per unit per month in ROI. Those two figures constrain each other. Fifteen dollars divided by ten is $1.50; divided by five it is $3.00. This is our arithmetic on EliseAI's published figures, not a rate EliseAI has confirmed, and the two figures may not describe the same customer set. It is still the tightest public estimate we can defend.
The annual minimum, not the per-unit rate, is what prices out small operators
A $1.50 to $3.00 per unit per month rate is not expensive. A 300 unit property lands at $450 to $900 a month, or $5,400 to $10,800 a year. The friction is the floor. What the $3 to $6 per unit figure actually is
It is a third-party number. It appears in review-site roundups and comparison blogs, none of which cite an EliseAI source, and it sits above the range EliseAI's own ROI arithmetic implies. We are flagging it rather than repeating it as fact, for the same reason this site refuses to quote a per-resolution price for Sierra or Decagon: a figure that has been copied between listicles without a primary source is not evidence, and quoting it back to a rep in a negotiation will cost you credibility.
EliseAI concedes in writing that it may look expensive
The same blog post opens with this: at first glance, EliseAI may seem more expensive than other AI solutions on the market. A vendor writing a public post to pre-empt sticker shock is telling you something useful about where its quotes land relative to the rest of the category.
The consolidation case is the strongest argument in the quote
EliseAI's published case studies are about replacing a stack, not adding to one. Juniper Investment Group ran three separate platforms for resident communication, a mass texting service, a first-response chatbot and a call answering service, and cut technology spend by $1 per unit per month by consolidating them into EliseAI. What to ask on the demo call, in order
Ask for the per-unit rate and the annual minimum separately, because the minimum is what decides whether you can afford it. Ask which modules that rate includes, since LeasingAI, ResidentAI, VoiceAI, EliseCRM, Lease Audits and Fee Transparency are separate products. Ask whether voice minutes are metered on top. Ask what happens to the rate at renewal, not just in year one.
