Yardi Breeze pricing for residential portfolios is $1.00 per unit per month with a $100 monthly minimum, on an annual agreement. Yardi Breeze Premier lists the same $1.00 residential rate but a $400 monthly minimum, and Premier is billed annually. Because the rate is identical, the minimum decides what a smaller operator pays. You pay whichever is greater, units times the rate or the minimum. The Breeze minimum stops mattering at 100 units and the Premier minimum at 400 units. A 100 unit residential portfolio pays $100 a month on Breeze and $400 on Premier, an effective $4.00 per unit, four times the sticker rate.
The detail most comparisons miss is AI. RentCafe Chat IQ, the Yardi chatbot that answers prospect questions on pricing and availability, appears on the pricing page only as a Breeze Premier add-on, with no price. Plain Breeze lists text and email with prospects but no AI agent. So the published floor for Yardi AI leasing replies is the $400 Premier minimum plus an add-on Yardi does not price.

Third-party summaries often say Breeze Premier starts at $2.00 per unit. On the residential card Yardi shows $1.00 per unit for Premier; $2.00 is the Commercial Breeze rate. Check which card a quoted figure came from.

Above 400 units the two tiers cost the same per month on the published figures, and the choice comes down to features and billing terms.

Premier is billed annually, Breeze monthly
The Yardi Breeze FAQ says Breeze is billed monthly on the number of units you managed the previous month, or the minimum, whichever is greater, so adding or removing doors shows up on the next bill. Breeze Premier is billed annually. Both sit on an annual agreement, and all contracts carry an option to cancel within the first 30 days. A 100 unit Premier customer is committing $4,800 a year up front.
What Premier adds for the extra minimum
Premier is built on the same platform and adds a CRM queue for prioritizing prospect follow-up, state-based lease documents and addenda, move-in and move-out workflows, custom property websites, batch processing and advanced general ledger controls, custom financial statements, job cost tracking and invoice approval workflows. It also opens property types plain Breeze does not serve: affordable, HOA and condo, manufactured housing and self storage.
The Yardi AI chatbot is a Premier add-on with no price
Yardi describes RentCafe Chat IQ as an AI tool that answers prospect questions with real-time information on pricing, amenities and availability. On the pricing page it appears only in the list of add-ons made for Breeze Premier, and no dollar figure is shown. So a Breeze customer who wants AI replies to leads has to move to Premier first, which at 100 units raises the bill from $100 to $400 a month before the add-on is priced.
Breeze vs AppFolio on the published numbers
AppFolio publishes $1.49 per unit for Residential Core in its pricing page structured data, with a 50 unit minimum and an unquantified minimum spend. At 100 units that is $149 against $100 on Breeze and $400 on Premier. At 1,000 units it is $1,490 against $1,000 on either Breeze tier. Breeze is the cheaper sticker at every size we checked, and it is the only one of the two you can buy online without a sales call.
Where Yardi Breeze is the right buy
Breeze is a complete property management system at a rate few vendors match: accounting, payables, owner reporting, maintenance, online applications and screening, rent collection, and RentCafe listings and a resident portal included in the monthly cost. If you need a system of record for 20 to 400 residential doors, plain Breeze at $1.00 per unit with a $100 floor is hard to beat, and there is no setup fee to find out.
Where a flat AI messaging plan fits alongside it
If Breeze already runs your books and the gap is speed to lead on texts, Instagram, Facebook Messenger, WhatsApp and web chat, you do not need Premier to close it.
