Rentvine pricing is one plan billed per active unit. The pricing page says "As low as $1.50 per unit" with every feature included, and the Rentvine FAQ says "You simply pay $2.50 per unit you manage." New accounts start at a 30-unit minimum, plus a monthly platform fee whose amount is not printed, plus transaction and screening fees. Onboarding is a one-time setup fee, also without a printed amount. At 100 doors that puts the subscription between $150 and $250 a month before the platform fee, and at 500 doors between $750 and $1,250.
The two rates are $1.00 apart, which is $1,000 a month at 1,000 doors, so the number to get in writing is the rate itself. Treat $1.50 as the floor Rentvine reaches at volume and $2.50 as the standard rate it states in plain words. Neither page says at what size the rate drops.
Rentvine includes its AI in the plan: an AI Assistant your staff drive by voice or text, Fixie for maintenance intake, and an MCP connection for your own AI tools. None of it is sold as an add-on. What it does not include is an agent that answers rental prospects. Showings run through integrations such as Tenant Turner, ShowMojo and Rently, and replies to listing inquiries stay with your team. Several review sites state a $199 monthly minimum for Rentvine. We did not find that figure on any Rentvine page we read, so it is not in the table. If it applies to your quote, it stops mattering at 80 units on the $2.50 rate and at 133 units on the $1.50 rate.

Rentvine prints two rates for the same plan
The pricing page shows "As low as $1.50 per unit" next to two blurred competitors marked "$-$$$". The FAQ answers a question about growth with "You simply pay $2.50 per unit you manage." There is only one plan, so these are not two tiers. The reading that fits both is that $2.50 is the standard rate and $1.50 is what large portfolios negotiate down to. At 300 doors the difference is $300 a month, or $3,600 a year.
The minimum is 30 units, and one page says there is none
The FAQ states that "new accounts start at a 30-unit minimum, plus a monthly platform fee." The pricing page answers the same question without a number, and the Rentvine vs AppFolio page says Rentvine has "no tiers, no portfolio minimums." On the FAQ wording, the smallest bill is 30 units, $75 at $2.50 or $45 at $1.50, plus the platform fee. Below 30 doors you pay for 30.
The platform fee and setup fee have no printed amount
Rentvine says there are no hidden fees and no add-ons, and then names two charges it does not price. The monthly platform fee sits on top of the per-unit rate. The one-time setup fee buys full-service data migration, a dedicated onboarding specialist and a financial analyst, with a stated 45 days from signed agreement to fully running. Ask for both as separate lines in the written quote.
$1.50 lands one cent above AppFolio Core
AppFolio publishes $1.49 per unit for its Core plan in the page code of appfolio.com/pricing, with a 50-unit minimum. Rentvine's $1.50 floor is one cent higher. At $2.50, Rentvine sits 11 to 16 cents per unit under Buildium Premium from 200 doors up: Premium works out to $2.66 at 200, $2.64 at 300, $2.62 at 500 and $2.61 at 1,000. Premium is the Buildium plan where its AI Workforce is included.
AI is included, and it is built for your staff
Rentvine lists an AI Suite in the plan with no upgrade: an AI Assistant that runs reports, posts fees and completes tasks from voice or text, Fixie, an AI maintenance agent that takes a request at 11pm, asks follow-up questions and contacts the vendor, and an MCP server that connects Claude, ChatGPT or Copilot to live Rentvine data. Compare that with Buildium, where AI Workforce costs 15 to 25 percent of the Growth subscription.
Prospect replies sit outside the plan
Rentvine syndicates listings and lets your team "receive and respond to rental inquiries." Scheduling a showing goes through a partner such as Tenant Turner, ShowMojo or Rently, and lead follow-up through LeadSimple, each with its own price. None of Rentvine's AI is described as replying to a renter who texts or messages about a listing. That is the gap a messaging agent fills.
RentFinder.ai has a separate price list
RentFinder.ai, Rentvine's rent estimate product, publishes four options: $3.50 per report with no subscription, $59 a month with 25 reports, $99 with 50 and $149 with 100. Each plan's overage rate ($2.36, $1.98, $1.49) is exactly its monthly price divided by its included reports, so extra reports cost the same as included ones. The $59 plan beats pay-per-report from 17 reports a month, the $99 plan beats it from 42 and the $149 plan from 76.
Answer prospects for $199 a month at any door count

What is the Rentvine platform fee?
The Rentvine FAQ lists a monthly platform fee in addition to the per-unit rate but does not give an amount. Some review sites quote a $199 monthly minimum. We did not find that number on Rentvine's own pages, so ask for the platform fee as its own line. If a $199 minimum does apply, it stops mattering at 80 units on the $2.50 rate.
Does Rentvine have different plans or tiers?
No. Rentvine sells a single plan with every feature included: trust accounting, owner statements, portals, digital leasing and signatures, maintenance workflows, the open API, the MCP connection and the AI Suite. That is different from AppFolio (Core, Plus, Max), Buildium (Essential, Growth, Premium) and DoorLoop (Starter, Pro, Premium), which put features behind higher tiers.
Is Rentvine AI included in the price?
Yes. Rentvine says its AI Assistant, the Fixie maintenance agent and its MCP server are included in the plan, with no add-ons or upgrades. The AI Assistant runs tasks for staff by voice or text, Fixie handles maintenance intake and vendor contact, and MCP connects outside AI tools to your Rentvine data. None of them is described as answering rental prospects.
How much does RentFinder.ai cost?
RentFinder.ai, the rent estimate tool from Rentvine, costs $3.50 per report with no subscription, or $59, $99 or $149 a month for 25, 50 or 100 reports. Extra reports cost $2.36, $1.98 or $1.49 on those plans. Rentvine says RentFinder pricing data is built into Rentvine for renewals and new listings.
Is Rentvine cheaper than AppFolio?
Not on published rates. AppFolio Core lists $1.49 per unit with a 50-unit minimum and an unstated minimum spend, one cent under Rentvine's best rate. But Core gives you only the Realm-X Assistant, while Realm-X Flows needs Plus at $3.20 and Leasing CRM needs Max at $5.00. Against Plus, Rentvine at $2.50 is 70 cents per unit cheaper with all features included.
Is Rentvine cheaper than Buildium?
It depends on the rate you get. At $2.50 Rentvine costs about the same as Buildium Growth at 100 units ($250 against $252) and more above that, but slightly less than Buildium Premium from 200 units up. At $1.50 it matches Growth at 200 units and undercuts Growth plus the AI Workforce add-on at every size from 200 doors.
Who is Rentvine built for?
Rentvine describes itself as software for professional property management companies, built for the single-family residential industry. It is aimed at firms that manage other owners' properties and need trust accounting and owner statements, more than individual landlords. The 30-unit minimum reflects that, and DIY landlords with a handful of units will usually look at lighter tools.
Does Rentvine answer leads from Zillow and other listing sites?
