Every vendor in the category describes itself roughly that way. What separates them is where the conversation happens and whether you can find out what it costs.
We opened nine vendor pricing pages first-hand on 4 August 2026. Unusually for vertical AI, five of them publish real numbers. Roof AI sells self-serve from a free tier through $299 and $599 a month. Sierra Interactive prints a full price table and charges $199 a month for its Lead Engage AI add-on. Real Geeks lists $399 a month plus a $500 setup fee. Follow Up Boss publishes $69 per user a month up to $1,000 a month for thirty users. The four that publish nothing are the AI specialists: Structurely heads its pricing page "Simple, transparent pricing" and then routes all four tiers to sales, and Ylopo's pricing page carries an FAQ entry literally titled "Why isn't there a price listed on this page?"
The other split matters more than most buyers expect. Most of this category assumes the lead arrives on your IDX website. Search Console data for this site says otherwise: the real estate queries that reach us are messenger-shaped, things like real estate messenger chatbot and facebook messenger bots for real estate. If your leads come from Facebook and Instagram ads, a website-only widget never touches them. What is a real estate messenger chatbot?
It is a chatbot that lives in Facebook Messenger and Instagram DMs rather than on your website. It matters because Facebook and Instagram lead ads are one of the largest lead sources in residential real estate, and those conversations open inside Meta apps. A website-only widget cannot see them, so agents running social ads need an agent connected to the Meta channels directly.
Do Facebook Messenger bots work for real estate?
They work well for the first response and qualification, which is where most real estate leads are lost. A Messenger bot replies instantly to an ad click, asks the qualifying questions and books the appointment. Two constraints are real: Meta requires an opt-in before you message someone, and outside a 24 hour window you can only send approved message templates. Any vendor should handle both for you.
What is the best chatbot for real estate agents?
It depends on where your leads arrive. If they come through your IDX site, Roof AI or the built-in assistants in Sierra Interactive and Real Geeks fit naturally because they already sit on that traffic. Can a chatbot answer questions about MLS listings?
Only if it is connected to listing data, and that connection is the main thing separating a useful real estate chatbot from a generic widget. Platform vendors with their own IDX feeds answer natively. Messaging-layer tools like ours answer from the listing content you connect. If a vendor cannot tell you exactly how listing data reaches the agent, assume it collects a name and a phone number and nothing more.
Can a real estate chatbot qualify leads?
Yes, and it is the strongest reason to buy one. A qualifying conversation covers price range, financing or preapproval status, timeline to move, whether there is a home to sell first, and the specific areas in play. The agent asks these naturally across a few messages instead of a form, then hands you a structured summary. Anything requiring judgment, negotiation or a licensed opinion escalates to you.
What is an AI ISA in real estate?

It is a marketing label rather than a technical category, so ask which channels it actually covers and whether it makes phone calls or only texts.
Can a chatbot replace an ISA?
Not entirely, and vendors implying otherwise are overselling. It removes the repetitive layer: instant first response at any hour, the same fifteen questions about listings and neighborhoods, and the follow-up sequence nobody kept up with. Reading hesitation, handling a nervous first-time buyer and winning a listing appointment stay human. Teams that get value from it redeploy the ISA onto live conversations.
Is a real estate chatbot worth it for a solo agent?
It depends on lead volume. Below roughly twenty new inquiries a month you can answer them yourself faster than you can configure a bot. Above that, and especially if you buy leads or run social ads, response time is the thing you are losing on, and automating the first reply is usually the cheapest fix available. Start with the channel producing the most leads rather than switching everything at once.
How long does it take to set up a real estate chatbot?
A messaging-layer deployment is normally a few days: connect the channels, load your listing and area information, write the qualifying questions, and test it against real buyer questions before it goes live. Platform vendors that also provide the website, IDX feed and CRM take considerably longer, often several weeks, because the site and data migration have to happen first.
Do real estate chatbots need to disclose that they are AI?
Disclose it regardless of what the law strictly requires where you operate. Several US states have enacted or proposed bot disclosure rules, and buyers who discover mid conversation that they were texting software react badly.
