DoorLoop pricing starts at $99 a month on Starter, $189 on Pro and $239 on Premium on monthly billing, or $69, $149 and $209 a month billed yearly. Starter stops at 10 units. Pro and Premium then rise in 20-unit bands: DoorLoop's own calculator returned $249 on Pro and $379 on Premium at 100 units, $309 and $629 at 200 units, and $459 and $929 at 299 units. Above that the calculator stops and DoorLoop asks you to book a demo.
DoorLoop does not print a per-unit rate, so we divided each calculator result by the door count. Pro falls from $9.45 per unit at 20 doors to $2.49 at 100 and about $1.54 at 299. Premium falls from $11.95 to $3.79 and then levels off near $3.11 to $3.24 from 200 doors up. The gap between the two plans grows from $50 a month at 20 units to $470 at 299, where Premium costs twice what Pro does.
For leasing, the line to read is AI. DoorLoop's comparison grid lists its AI Assistant as not available on Starter and as an add-on on Pro and Premium, with no price printed, and it describes the conversational part as a Tenant Concierge. If what you need is an AI that answers prospects on text, Instagram, Messenger, WhatsApp and web chat and books the showing, MessageAgent does that for a flat $199 a month beside any DoorLoop plan.

DoorLoop runs rotating promotions on the same page, and the onboarding fee is "based on portfolio size" with no amount printed.

Several third-party pages list DoorLoop at $59, $119 or $169 a month, or say it adds $3 per unit above a base allotment. The live page shows $69, $149 and $209 billed yearly, and its calculator moves in 20-unit bands, not per unit, up to 299 units. DoorLoop sales answers at +1-888-607-3667.

Pro moves in 20-door bands and one band costs nothing
DoorLoop Pro is $189 a month for 1 to 20 units, $199 for 21 to 40, $219 for 41 to 60 and $249 for 61 to 80. The next band, 81 to 100 units, is also $249, so those twenty doors add nothing to the bill. From 101 to 200 units each band adds $10 or $20, about 50 cents to a dollar per door. Above 200 units each band adds $30, or $1.50 per door, which is why the per-unit rate stops falling: $1.55 at 200 units, $1.60 at 250 and $1.54 at 299.
Premium costs twice Pro by 299 units
At 20 units Premium is $50 more than Pro, $239 against $189. The gap is $130 at 100 units, $240 at 150, $320 at 200 and $470 at 299, where Premium is $929 and Pro is $459. Premium bands add $50 for every 20 doors from 101 to 200 units and $60 above 200, so each added door costs $2.50 to $3.00 a month. What the step buys is mostly waived fees, unlimited users and storage, API access and priority support.
The yearly discount depends on the plan and the size
The pricing page says "Save up to 25% on Yearly" and its FAQ says "up to 20% off." The calculator gives 30 percent on Starter ($69 against $99), 21 percent on Pro at 20 units, 16 percent at 100 and 13 percent at 200. On Premium it runs the other way, 13 percent at 20 units and 19 percent at 200. Annual plans are billed upfront for 12 months, so Pro at 100 units is $2,508 paid at once in place of $249 a month.
Starter is a 10-unit plan
Starter costs $99 a month or $69 billed yearly and is capped at 10 units, which works out to $9.90 per unit at the cap. It includes online rent payments, the tenant portal, maintenance requests, two-way texting from a dedicated number, accounting and screening. It exports financial data as PDF only, stores 50MB per unit and has no AI Assistant. A landlord with 11 units moves straight to Pro at $189, a $90 jump for one door.
The AI Assistant is an add-on with no printed price
DoorLoop's grid marks the AI Assistant as "Not Available" on Starter and "Available as an Add-on" on Pro and Premium. The add-on bundles a Tenant Concierge, an AI chat assistant for staff, quick-fill finances, a listing generator, message drafting, report summaries and AI Inspections. No price appears on the pricing page, so budget it as a quote. DoorLoop says the assistant "handles 99% of conversations and fully resolves over half of issues," which is its own claim and is framed around tenants, not rental leads.
Fees shrink as you move up a plan
DoorLoop lists the per-use charges by plan. A bank account (merchant) application is $49 on Starter, $25 on Pro and free on Premium. eSignature is $3 per document, then $1, then free. Tenant ACH is $2.49, then $0.99, then free, and card payments carry a 3.25 percent fee paid by the tenant. Screening costs the applicant $45, $35 or $25. Outgoing payments are $0.99 on Pro and Premium and mailed checks $1.79. A company website is $99 a month plus $199 setup on Starter, $49 plus $199 on Pro and free on Premium.
Above 299 units the price is a sales conversation
The slider tops out at 300 and replaces the prices with "Managing more than 300 units? Book a Free Demo." Onboarding is charged on every plan as a fee "based on portfolio size," also without a number. So a 350-unit manager cannot price DoorLoop from the page at all, while the same manager can read $1.00 per unit on Yardi Breeze or run Buildium's calculator past 1,000 units. Ask for the subscription, the onboarding fee and the AI add-on in one written quote.
Prospect replies do not need a higher plan
Showings, the feature that lets prospects book a tour from a listing, starts on Pro. Answering the questions that come first (is it still available, what is the deposit, are pets allowed) is left to your team unless you buy the AI add-on. How does the DoorLoop pricing calculator work?
The DoorLoop pricing calculator is a slider on doorloop.com/pricing that runs from 1 to 300 units with a monthly or yearly toggle. Prices change every 20 units, not with every door. Starter disappears above 10 units, and at 300 units the calculator hides all prices and shows a prompt to book a demo. It does not include onboarding, the AI add-on or per-use fees.
How much is DoorLoop for 100 units?
At 100 units DoorLoop Pro is $249 a month on monthly billing or $209 a month billed yearly, and Premium is $379 or $319. The same price applies from 81 to 100 units. Starter is not available at that size. Add the onboarding fee, which DoorLoop sets by portfolio size without printing it, and any per-use fees for eSignature, ACH and screening on Pro.
Is DoorLoop cheaper billed yearly?
Yes, but by less than the headline suggests on the plans most managers buy. Yearly billing takes 30 percent off Starter, 13 to 21 percent off Pro and 13 to 19 percent off Premium, depending on unit count. It is billed upfront for 12 months. DoorLoop says units added mid-term are prorated, and that monthly plans can be cancelled at any time with no contract.
Does DoorLoop have a free trial?
The DoorLoop pricing page does not mention a free trial. Each plan offers "Get Started" or "Book a Free Demo," and the page promotes a limited-time welcome discount in place of a trial. The offer rotates, so we quote list prices here. Buildium, by comparison, advertises a 14-day trial with no credit card.
Does DoorLoop charge an onboarding fee?
Yes. Below the plan cards DoorLoop states "Onboarding fee based on portfolio size," and the comparison grid repeats "Based on Portfolio Size" for onboarding and training. No amount is printed. Its current promotion waives onboarding on select plans, so ask whether your plan qualifies and get the fee in writing before you sign an annual term.
What fees does DoorLoop charge on top of the plan?
On Starter, DoorLoop lists $49 per bank account application, $3 per eSigned document and $2.49 per tenant ACH payment. On Pro those are $25, $1 and $0.99. On Premium they are free. Tenants pay 3.25 percent on card payments, applicants pay $45, $35 or $25 for screening, and outgoing payments cost $0.99 each on Pro and Premium.

Use those figures as the floor for a larger portfolio and ask sales for the subscription, onboarding and AI add-on as separate lines.
Is DoorLoop cheaper than Buildium?
In the middle of the range they cost nearly the same. DoorLoop Pro is $249 at 100 units and $309 at 200, against $252 and $301 for Buildium Growth on monthly billing. Under 40 units Buildium Essential is cheaper, $62 to $80 against $189 to $199 for DoorLoop Pro. Above 299 units only Buildium shows a price.
Is DoorLoop cheaper than AppFolio?
It depends on size. AppFolio Core lists $1.49 per unit a month with a 50-unit minimum and an unstated minimum spend, which is $149 at 100 units and $298 at 200 on unit math. DoorLoop Pro is $249 and $309 at the same sizes, but it has no unit minimum, so below 50 units DoorLoop is the one you can actually buy.
