Buildium prints three starting prices and hides the rest in a calculator. We ran it at nine door counts, worked out the per-unit rate at each, and found where the AI that answers prospects actually sits.

Buildium pricing starts at $62 a month on Essential, $192 on Growth and $400 on Premium, billed monthly, and the bill then climbs with your unit count. Buildium's own calculator returned $252 on Growth and $400 on Premium at 100 units, $301 and $531 at 200 units, and $1,390 and $2,610 at 1,000 units. Essential stops at 40 units, where it costs $80. Prepaying a year takes 10 percent off, and there is a 14-day trial with no credit card.
Buildium does not print a per-unit rate, so we divided each calculator result by the door count. Growth falls from $2.52 per unit at 100 doors to $1.39 at 1,000. Premium levels off at about $2.61 to $2.66 per unit from 200 doors up. The gap between the two plans is what matters for leasing, because Buildium puts Prospect Voice and Chat, Call Hub, Tour Scheduling and Prospect Pipeline on Premium only. At 100 units that step costs $148 a month. At 1,000 units it costs $1,220.
Every figure on this page was read from buildium.com/pricing and its calculator on 30 September 2026, from a United States connection, in US dollars, on monthly billing. The calculator excludes taxes, onboarding and optional add-ons, and Buildium requires onboarding on Growth and Premium without printing its price.

Some third-party pages say Buildium charges no per-unit fee, or that Essential covers up to 150 units. The live calculator does scale with units on Growth and Premium, and it labels Essential "Up to 40 Units." Buildium quotes community associations and portfolios over 5,000 units by phone at 877-396-7876.

Growth gets cheaper per door, but not in a straight line
Buildium Growth holds at $192 from 20 to 50 units, then rises in steps: $252 at 100, $291 at 150, $301 at 200, $392 at 250, $482 at 300, $722 at 500 and $1,390 at 1,000. The effective rate is lowest at 1,000 units, $1.39, but it is not falling the whole way. Between 200 and 300 units each added door costs about $1.81 a month, more than the average rate at 1,000 doors. A 200 unit manager adding 100 doors should expect roughly $181 more a month.
Premium is a flat rate in disguise above 200 units
Premium stays at $400 up to 100 units, so small portfolios pay a steep effective rate: $8.00 per unit at 50 doors. From 200 units on, the calculator lands between $2.61 and $2.66 per unit at every size we checked, which makes Premium behave like a per-unit plan of about $2.62 a door. That is the number to use when you budget Premium for a larger portfolio.
The AI that answers prospects is Premium only
Buildium's feature grid lists Prospect Voice and Chat, Call Hub, Tour Scheduling and Prospect Pipeline as included on Premium and not available on Essential or Growth. So the price of Buildium's prospect-facing AI is the gap between the two plans: $148 a month at 100 units, $230 at 200, $311 at 300, $589 at 500 and $1,220 at 1,000. The gap widens as you grow, because Premium costs 1.59 times Growth at 100 units and 1.88 times at 1,000.
Lumina AI Workforce is priced by unit band
Lumina AI Workforce, Buildium's back-office AI agents, is an add-on on Essential and Growth and included on Premium. Its pricing page lists the rate by unit band. On Growth it costs $48.04 a month up to 50 units, $63.00 for 51 to 100, $75.34 for 151 to 200, $120.33 for 381 to 400 and $207.90 for 981 to 1,000. On Essential it starts at $21.72. Growth plus Lumina at 100 units is $315 a month, still $85 below Premium, but it does not add prospect chat.
Per-transaction fees move the bill as much as the plan
Incoming EFT rent payments cost $2.35 each on Essential, $1.35 on Growth, and nothing for 12 months then $0.60 on Premium. Outgoing EFT is $0.99 on every plan and cards are 2.99 percent. eSignatures are $5 a document on Essential, $1 on Growth and included on Premium. Screening is $17, or $35 paid by the applicant, with enhanced screening at $20 on Growth and Premium. Bank account setup is $99 per account on Essential, with 10 free on Growth and 100 on Premium.
Onboarding is required and unpriced
The calculator states that taxes, onboarding and optional add-ons are not in its estimate, and Buildium requires an onboarding service on Growth and Premium. No price for it appears on the page. Ask for the onboarding fee as its own line before you compare Buildium with Yardi Breeze, which states no setup, training or data conversion fee, or with AppFolio, which states a minimum spend it does not quantify.
Buildium against AppFolio and Yardi Breeze
At 100 units Buildium Growth is $252 a month, against $149 on AppFolio Residential Core at its published $1.49 per unit and $100 on Yardi Breeze at $1.00 per unit. At 1,000 units Growth is $1,390, against $1,490 on AppFolio Core and $1,000 on Breeze. Buildium is the dearest of the three at 100 doors and sits between them at 1,000. Its advantage is the Essential plan for 20 to 40 units, a size AppFolio does not sell to.
Where a flat AI messaging plan fits next to Buildium
If Buildium Growth already runs your books and the gap is speed to lead, you can keep Growth and add an AI agent on the channels prospects use. Premium is $4.00 per unit at 100 units and about $2.61 to $2.66 from 200 units up. Below 50 units both plans sit at their floor, so the per-unit cost is high.

How many units does Buildium Essential cover?
Buildium's calculator labels Essential "Up to 40 Units." It returned $62 a month at 20 units and $80 at 40 units. Above 40 units the calculator only prices Growth and Premium. Some older third-party summaries give a higher Essential limit, so confirm the ceiling on the live calculator before you plan around it.
Does Buildium charge per unit?
In effect, yes. The plan cards show starting prices, but the calculator raises the monthly price as you enter more units. Growth goes from $192 at 50 units to $1,390 at 1,000, and Premium from $400 at 100 units to $2,610 at 1,000. Buildium also charges per transaction for EFT payments, eSignatures and screening.
Is there a Buildium free trial?
Yes. Buildium offers a 14-day free trial and does not ask for a credit card to start it. The trial lets you see the plan before onboarding, which Buildium requires on Growth and Premium and does not price on its pricing page.
Does Buildium have an AI leasing assistant?
Yes, on Premium only. Buildium's pricing grid lists Prospect Voice and Chat, Call Hub, Tour Scheduling and Prospect Pipeline as included on Premium and not available on Essential or Growth. At 100 units moving from Growth to Premium to get them costs $148 a month more.
How much does Buildium Premium cost?
Buildium Premium starts at $400 a month and stays there up to 100 units. The calculator returned $531 at 200 units, $661 at 250, $793 at 300, $1,311 at 500 and $2,610 at 1,000, on monthly billing. Above 200 units that is about $2.62 per unit per month.
How much is Buildium Lumina AI?

Is Buildium cheaper than AppFolio?
It depends on size. Below 50 units Buildium is the only option of the two, at $62 to $192. At 100 units AppFolio Core is cheaper on its published rate, $149 against $252 on Buildium Growth. At 200 to 400 units they are within $6 of each other, and at 1,000 units Buildium Growth is $100 cheaper. AppFolio also applies an unquantified minimum spend.
Does Buildium offer an annual discount?
Yes. Buildium's calculator has a monthly and an annual toggle and says annual prepaid billing saves 10 percent. At 100 units that takes Growth from $252 to about $227 a month and Premium from $400 to $360. Community associations and portfolios over 5,000 units are priced separately by phone.
What is a cheaper way to get AI replies to prospects on Buildium?
Keep Growth for your accounting and add a flat-priced AI messaging agent on your listing channels.
