On list prices, DoorLoop Pro and Buildium Growth cost almost the same from 100 to 250 units: $249 against $252 a month at 100 doors, $309 against $301 at 200, and $399 against $392 at 250, on monthly billing. The premium tiers split instead. DoorLoop Premium is cheaper up to 100 units, $379 against $400, and dearer from 200 units up, $629 against $531. Paid yearly, DoorLoop Pro edges ahead at 100 units, because its annual discount on Pro is roughly twice Buildium's 10 percent.
Every figure below was read on 30 September 2026 from the pricing calculators on doorloop.com/pricing and buildium.com/pricing, from a United States connection, in US dollars. DoorLoop's figures are list prices before its current promotions, which change often. Buildium's calculator excludes taxes, onboarding and add-ons.
DoorLoop vs Buildium pricing at a glance
Both vendors print a starting price per plan and then raise the bill with your unit count through a calculator. The shapes differ at the edges. DoorLoop's entry plan stops at 10 units and its calculator stops at 299; above that it asks for a demo. Buildium's entry plan stops at 40 units and its calculator runs past 1,000.

DoorLoop advertises "save up to 25% on yearly." At its entry points the saving is 30 percent on Starter, 21 percent on Pro and 13 percent on Premium. Buildium offers a flat 10 percent for paying the year up front, plus a 14-day trial with no credit card. What DoorLoop and Buildium cost at 20 to 300 units
We entered the same door counts into both calculators. These are monthly subscription totals on monthly billing, before payments, screening, eSignature and onboarding.

Three things stand out. First, the middle plans are priced as if one vendor set its steps against the other: from 100 to 250 units DoorLoop Pro and Buildium Growth never differ by more than $8 a month. Price should not decide that choice. Second, the premium tiers cross over. DoorLoop Premium is $161 cheaper at 20 units and $21 cheaper at 100, then $98 dearer at 200 and $148 dearer at 250. Third, DoorLoop Premium climbs fast, from $379 at 100 units to $809 at 250, while Buildium Premium settles at about $2.64 per unit from 200 units up.
Annual billing changes the answer
Most managers who pick either tool pay yearly, and here the two diverge. DoorLoop's calculator returns $209 a month for Pro at 100 units on annual billing and $269 at 200 units. Buildium Growth with its 10 percent prepay discount works out to about $227 and $271. So at 100 units DoorLoop Pro is roughly $18 a month cheaper paid yearly, and at 200 units the two are within $2. On the premium tier DoorLoop's annual price at 100 units is $319 against about $360 for Buildium Premium, and at 200 units $509 against about $478.
Is DoorLoop cheaper than Buildium?
For very small portfolios, usually not. Buildium Essential costs $62 at 20 units and $80 at 40, while DoorLoop Starter is $99 a month and stops at 10 units, so a 25 unit landlord pays $199 on DoorLoop Pro against $62 to $80 on Buildium Essential. From 100 to 250 units the middle plans cost the same within $8 on monthly billing, and DoorLoop is slightly cheaper paid yearly. Above 300 units DoorLoop only quotes on a demo, so Buildium is the only one of the two you can price yourself.
Which plan puts AI in front of prospects?
This is where the two are furthest apart, and where most comparison articles are out of date.

DoorLoop claims its AI Assistant "handles 99% of conversations and fully resolves over half of issues," which is the vendor's own figure and is framed around tenants, not leads. Buildium is more specific: its pricing grid names the prospect features and puts them on Premium. That makes Buildium's price for AI leasing easy to calculate. It is the Growth to Premium gap: $148 a month at 100 units, $230 at 200 and $311 at 300.
Fees that move the real bill
- eSignature. DoorLoop charges $3 per document on Starter, $1 on Pro and nothing on Premium. Buildium charges $5 on Essential, $1 on Growth and nothing on Premium.
- Tenant screening. DoorLoop lists the applicant's cost at $45 on Starter, $35 on Pro and $25 on Premium, through TransUnion. Buildium lists $17 per screening, $35 when the applicant pays, and $20 for enhanced screening on Growth and Premium.
- Rent payments. DoorLoop Premium includes free incoming ACH. Buildium charges $2.35 per incoming EFT on Essential and $1.35 on Growth, and Premium is free for 12 months, then $0.60. Card payments are 2.99 percent on every Buildium plan.
- Onboarding. DoorLoop says its onboarding fee is "based on portfolio size" and prints no figure, though it often runs promotions that waive it on some plans. Buildium requires onboarding on Growth and Premium and also prints no figure. Ask both for it in writing.
- Storage and exports. DoorLoop gives 50 MB per unit on Starter, 5 GB per unit on Pro and unlimited on Premium, and Starter exports financials as PDF only.
Accounting is the other practical difference. DoorLoop Pro sends income and expense transactions to QuickBooks Online, which suits owners who keep their books there. If older rent deposits only exist as PDF bank statements, you can convert those statements into QuickBooks import files before the switch rather than keying them in.
Which is better for small landlords, DoorLoop or Buildium?
Under 40 units, Buildium Essential is the cheaper system at $62 to $80 a month, as long as you can live without two-way texting and phone support. From 100 to 250 units the middle plans cost the same, so pick on workflow: DoorLoop if you want texting on every plan, tour self-scheduling on Pro and QuickBooks sync; Buildium if you expect to need prospect-facing AI and want to buy it inside the platform later. If you want AI leasing inside your system of record at 200 units or more, Buildium Premium is the cheaper of the two premium plans.

The cheaper path to AI replies for prospects
At 200 units the published price of in-platform prospect AI is $531 a month on Buildium Premium. DoorLoop does not sell a prospect-facing AI agent at any published price. The alternative most managers do not price is to keep the middle plan, DoorLoop Pro at $309 or Buildium Growth at $301, and add a separate AI leasing agent on the channels prospects actually use.

If speed to lead is the gap, the middle plan plus a flat AI agent costs less than either premium tier from 200 units up.
