EliseAI vs AppFolio vs Yardi pricing: what multifamily AI leasing actually costs per unit

AppFolio prices at $1.49 to $5.00 per unit per month and Yardi Breeze at $1 to $3, both published. EliseAI publishes nothing. The platforms are transparent and the AI specialist is not.

Two of these three vendors publish a per-unit price and one does not. Read first-hand on 8 September 2026 from a United States connection: AppFolio prices Residential Core at $1.49 per unit per month, Plus at $3.20 and Max at $5.00. Yardi Breeze prices Residential at $1.00 per unit per month with a $100 monthly minimum, and Commercial at $2.00 with a $200 minimum. EliseAI publishes nothing, and its pricing, plans and get-started URLs all return HTTP 404. So the property management platforms that bundle AI are transparent about rates, and the AI leasing specialist is not.

How much does multifamily AI leasing cost per unit?

Every rate any of these vendors actually publishes falls inside a band of $0.85 to $5.00 per unit per month. That is a narrower spread than the category's reputation suggests, and it is worth carrying into a sales call, because the commonly repeated $3 to $6 per unit figure for EliseAI runs off the top of the band that real published prices occupy.

How much does AppFolio cost per unit?

AppFolio publishes $1.49 per unit per month for Residential Core with a 50 unit minimum, $3.20 for Residential Plus and $5.00 for Residential Max. Commercial Plus and Max match the residential figures at $3.20 and $5.00. Community Associations is $0.85 per unit per month, and AppFolio Investment Manager Core is a flat $650 a month rather than per unit.

There is a catch in how you find those numbers, and it is the most useful thing in this article. Open appfolio.com/pricing in a browser and all three plan cards read Get a Quote. There is not a single dollar figure on the visible page. The seven rates above sit in the JSON-LD structured data embedded in that same URL, inside Offer objects with explicit price and priceCurrency fields. That markup is what Google, ChatGPT and other answer engines read.

So AppFolio's price is machine-readable and buyer-invisible at the same address. If you have been told AppFolio does not publish pricing, that is why: it is true of the page a person sees and false of the page a crawler sees. Every plan card also carries a footnote reading that minimum spend and unit minimums apply, and AppFolio never quantifies the minimum spend, so the per-unit rate is a floor on your arithmetic rather than a complete quote.

How much does Yardi Breeze cost?

Yardi Breeze Residential is $1.00 per unit per month with a $100 monthly minimum on an annual agreement, and it is the only product in this comparison with a working self-serve Buy Now button. Commercial Breeze is $2.00 per unit with a $200 minimum. Breeze Premier for Affordable housing is $3.00 per unit and for Associations is $1.00 per unit, both carrying a $400 monthly minimum. Yardi states plainly that there are no onboarding fees, no training fees and no support fees.

Two property types are quoted only through a form. Commercial Breeze Premier and Manufactured Housing both say complete the form for pricing, and Self Storage does the same. So Yardi's transparency is real but not universal.

What is the difference between Yardi Breeze and Breeze Premier pricing?

On Residential the per-unit rate is identical. Both Breeze and Breeze Premier are $1.00 per unit per month. The only difference Yardi publishes is the monthly minimum: $100 for Breeze against $400 for Breeze Premier. The tier gate is the floor, not the rate, which is unusual enough to be worth planning around.

Divide the minimum by the rate and you get the portfolio size where it stops mattering. Breeze stops being minimum-bound at 100 units. Breeze Premier stops being minimum-bound at 400 units. Below 400 doors, a Premier customer pays the minimum rather than the rate: at 100 units you are billed $400 a month, an effective $4.00 per unit per month, four times the sticker price. A 250 unit operator on Premier pays $400 for what the rate card implies should cost $250.

How much does EliseAI cost?

EliseAI does not publish a price, and we re-confirmed that today. eliseai.com/pricing, eliseai.com/plans and eliseai.com/get-started all return HTTP 404, as does meetelise.com/pricing on the company's older domain. It sells per unit, per door, on an annual contract with a minimum, through a sales conversation.

Its own published figures do bound the answer, though. In a March 2025 post, EliseAI states that customers typically see a 5-10x ROI and cites one customer delivering approximately $15 per unit per month in ROI. Divide $15 by ten and by five and you get $1.50 to $3.00 per unit per month. That is our division on EliseAI's numbers rather than a confirmed rate, and the two figures may not describe the same customer set, so treat it as a bounded estimate. It is still better sourced than the $3 to $6 per unit range in circulation, which cites no EliseAI source anywhere and sits above what EliseAI's own math implies.

The minimum matters more than the rate for smaller operators. Against the roughly $25,000 a year figure that gets repeated, about $2,083 a month, a per-unit rate of $3.00 only catches up at 694 doors and $1.50 only catches up at 1,389 doors. Below that, the floor is your price. Is a platform with bundled AI cheaper than a specialist AI vendor?

On published numbers, usually yes, and this is the finding most likely to change a shortlist. AppFolio Residential Core is $1.49 per unit per month for an entire property management platform with Realm-X Assistant and Messages included. That is one cent below the bottom of the $1.50 to $3.00 range EliseAI's own ROI figures imply for the leasing AI on its own.

Put plainly: the price of a whole system of record with AI in it is roughly the price of the AI by itself from a specialist. What the specialist sells you is depth, not a lower per-door rate. EliseAI has leasing-specific training, deeper PMS integrations, voice, and 51 written and 7 voice languages. Those are real advantages and they are the honest reason to pay for it. A lower unit cost is not.

It also matters that AppFolio gates its leasing AI by tier rather than metering it. Realm-X Assistant and Messages come with Core at $1.49. Realm-X Flows requires Plus at $3.20. Leasing CRM and Leasing Signals require Max at $5.00. So the AI ladder is $1.49 to $3.20 to $5.00 and there is no usage meter anywhere on it, which makes forecasting easy compared with the per-resolution pricing common in general customer service tools.

Which multifamily AI vendors publish a price at all?

Two of the six we checked today. AppFolio and Yardi Breeze publish per-unit rates. EliseAI, Funnel and RealPage return HTTP 404 on their pricing URLs. Knock CRM returns HTTP 200 at knockcrm.com/pricing but serves a demo request form with no plan names and no dollar figures. BetterBot returned HTTP 403 to us today, so we cannot report either way on it rather than guess.

This corrects something worth stating out loud, because we had it wrong ourselves in an earlier write-up. The category is often described as uniformly opaque about price. It is not. The split runs cleanly between the platforms that sell the system of record and bundle AI into it, which publish rates, and the pure-play AI leasing vendors, which publish nothing. If a rate card matters to your procurement process, that split tells you which half of the market to shortlist first.

When is per-unit pricing the wrong meter?

Per-unit billing charges you for doors, and inbound conversation volume is not proportional to doors. A stabilized 2,000 unit portfolio at 95 percent occupancy generates far less leasing traffic than a 600 unit lease-up in its second month, yet it costs more than three times as much on any per-unit rate. If your messaging load is driven by lease-ups, turns and seasonality rather than by portfolio size, units are the wrong thing to be billed on.

What to ask before you sign

Five questions, in the order they change a number. What is the minimum spend, in dollars, separate from the per-unit rate, because on both AppFolio and Yardi the minimum is what actually binds a small portfolio. At what door count does the rate rather than the minimum become the price. Which specific AI features sit behind which tier, since AppFolio's leasing AI is a tier gate at $3.20 and $5.00 rather than an included feature. What the renewal uplift is, because none of these vendors publishes one. And what falls outside the per-unit rate entirely: message and telecom pass-through, implementation, integrations to your accounting stack, and the vendor compliance work that comes with running maintenance contractors, where keeping current certificates of insurance on every vendor is its own recurring administrative cost that no leasing platform covers.

Get those five in writing before the demo ends. Two of these vendors have already given you the rate card, which means the only real negotiation left with them is the minimum and the term.
