Propertyware sells Basic at $1.00, Plus at $1.50 and Premium at $2.00 per unit, with monthly minimums of $250, $350 and $450 and a setup fee of two times the monthly bill. Rentvine vs Propertyware cost per month at 50 to 1,000 units

Neither vendor runs a public calculator, so we did the multiplication. Each Propertyware cell is units times the rate or the minimum, whichever is greater. Rentvine cells are units times its two published rates, before the platform fee it does not price.

Read across a row and three crossovers show up. At 100 units Rentvine at $2.50 and Propertyware Basic are both $250. At 300 units and above, Rentvine at $1.50 and Propertyware Plus are identical, because the rate is the same $1.50 and the Plus minimum has stopped binding. And Propertyware Premium at $2.00 beats Rentvine at $2.50 from 225 units up.

Compare Rentvine with Propertyware Plus, not Basic

The cheapest Propertyware number is misleading for one reason. The Basic card leaves out two-way text messaging, eSignature, inspections, maintenance projects and vendor portals. Rentvine sells one plan with everything in it, including digital leases and signatures. A property manager who wants to text applicants and sign leases online inside the system is comparing Rentvine with Propertyware Plus.

On that like-for-like basis the answer is cleaner:

  • Under 140 units, Rentvine is cheaper even at $2.50. At 100 doors it is $250 against the $350 Plus minimum, $1,200 a year less.
  • From 140 to 233 units, Rentvine at $2.50 costs more than Plus and Rentvine at $1.50 still costs less. The rate you negotiate decides it.
  • From 234 units up, Rentvine at $1.50 and Plus are the same monthly bill. Rentvine at $2.50 is $1.00 per unit more, which is $1,000 a month at 1,000 doors.

If late rent rather than new leads is what fills your text inbox, a tool that chases overdue balances by email and SMS is a separate purchase from either system, and it does not care which one keeps your ledger.

What the setup fee adds to year one

Propertyware states its implementation fee plainly: two times the monthly subscription, on every plan. Rentvine charges a one-time setup fee that covers data migration, a dedicated onboarding specialist and a financial analyst, and it does not print the amount. So only one side of this comparison can be priced in full.

At 500 units, Rentvine at $1.50 is $1,500 cheaper in year one than Propertyware Plus only if its unprinted setup fee and platform fee together come to less than $1,500. That is the number to put in writing before you sign either contract.

Two smaller billing rules matter at the margins. Propertyware adjusts billable units in 50-unit increments, so a portfolio of 260 doors may be billed as 300. And Propertyware charges $1.00 per unit more for Enterprise or API access, which doubles the Basic rate. Rentvine includes its open API and an MCP server in the one plan.

How each handles AI and rental leads

This is where the two diverge most, and where the bill can grow after you sign.

Rentvine includes an AI Suite with no upgrade: an AI Assistant your staff drive by voice or text, Fixie for after-hours maintenance intake and vendor contact, and an MCP connection for Claude, ChatGPT or Copilot. None of it is described as replying to a renter who texts about a listing. Showings go through partners such as Tenant Turner, ShowMojo and Rently, each priced separately.

Propertyware lists no AI product on its pricing page. Its answer to leasing coverage is the Leasing Contact Center: professional agents who take your leasing calls and emails, at $2.85 per unit per month with a $300 setup fee. Per door that costs more than any Propertyware software plan. At 200 units it adds $570 a month, which takes a Plus customer from $350 to $920.

The two are not the same product. The Leasing Contact Center puts people on your phones, and MessageAgent does not answer phone calls. What MessageAgent does is answer every text, web chat, Instagram, Facebook Messenger, WhatsApp and email inquiry in seconds, ask about move-in date, budget, occupants and pets, book the showing and hand the conversation to your team when it should. From 70 doors up it costs less per month than the Leasing Contact Center, and it works the same way beside Rentvine or Propertyware because it does not depend on either system.

Which should you choose

Choose Rentvine if you manage under about 230 doors, want texting, e-signatures and AI for your staff without picking a tier, and can get the $1.50 rate or close to it as you grow. Below 140 doors it is the cheaper system on any reading of its rates.

Choose Propertyware if you manage 250 doors or more, need heavy customization and reporting, and are comfortable buying through a sales process with a setup fee tied to your bill. Above 250 doors Basic at $1.00 per unit is one of the lowest published rates in single-family software, as long as you can live without in-app texting.
