Buildium AI pricing comes in three parts. Buildium Assistant and Write with Lumina are included on every plan. Lumina AI Workforce is a paid add-on on Essential and Growth and is included on Premium: on Growth it costs $48.04 a month up to 50 units, $63.00 at 100 units, $75.34 at 200, $144.48 at 500 and $207.90 at 1,000. The AI that answers rental prospects, Prospect Voice and Chat, is a separate line that Buildium lists on Premium only, which starts at $400 a month.
The Lumina AI Workforce rates below were read on 1 October 2026 from the calculator on buildium.com/lumina-ai-workforce-pricing, and plan features from buildium.com/pricing, from a United States connection, in US dollars. Subscription totals by unit count come from Buildium's pricing calculator, read on 30 September 2026 on monthly billing. They exclude taxes, onboarding and transaction fees.

Buildium groups its AI under the Lumina name, and the pricing grid treats each piece differently. Some of it is free with the subscription, some is an add-on, and the prospect-facing part is tied to the top plan.

Several review sites say Lumina AI Workforce is available only on Premium. That is out of date. Buildium's own grid marks it "Add-on Available" on the two lower plans and sends you to a separate calculator for the price. Lumina AI Workforce cost by unit count on Growth
The add-on calculator asks for your plan and your unit count and returns one monthly figure. We read the full rate table behind it. These are the Growth rates at common portfolio sizes, next to the Growth subscription and the Premium price at the same door count.

Above 1,000 units the bands get wide. One rate, $272.35, covers 1,081 to 1,320 units, $345.40 covers 1,321 to 1,700 and $403.20 covers 1,701 to 2,000. Then the table jumps: 2,001 to 4,920 units is $976.37 a month, so the 2,001st door raises the add-on by $573. The last band, 19,001 to 20,000 units, is $3,276.
The add-on tracks a share of your subscription
Buildium does not explain how the add-on is priced. The arithmetic does. At every size where we had both numbers, the Growth add-on equals a fixed share of the Growth subscription.

So budget Lumina AI Workforce on Growth as roughly a quarter of your subscription up to 200 units, a fifth from there to just under 1,000, and about 15 percent at 1,000. Essential follows the same logic at a higher share: $21.72 on a $62 subscription at 20 units and $28.09 on $80 at 40 units, both 35 percent.
The share steps down at two points, and at both the add-on gets cheaper as you add doors. A 200-unit Growth customer pays $75.34, and a 201-unit customer pays $64.05. At 961 to 980 units the rate is $271.66, and at 981 to 1,000 it is $207.90, which is $63.76 less for a bigger portfolio. If you sit just under one of those lines, ask Buildium which band your account is billed in.
What the five Lumina AI Workforce agents do
Buildium describes AI Workforce as "a team of intelligent agents" and names five: a Maintenance Agent, a Leasing Agent, an Accounting Agent, a Resident Experience Agent and a Business Operations Agent. The descriptions are short. The Maintenance Agent keeps repairs moving, the Leasing Agent covers the lead-to-lease process "from rental listing syndication to tenant background checks," the Resident Experience Agent keeps residents updated in Resident Center, and the Business Operations Agent summarizes tasks and communications. Buildium estimates that AI summarization cuts manual review time by 83 percent, which is its own figure.
The Accounting Agent is aimed at keeping the books audit-ready inside Buildium. It does not replace the reporting owners and lenders ask for outside the system. If you need to turn a bookkeeping export into a profit and loss statement and balance sheet for an owner packet, that is a separate job from anything on this price list.
The add-on page also carries a note worth using: "Sign up for the two month free trial starting June 1st." Ask whether it still applies to your account before you pay for the first month.
Does Lumina AI Workforce answer prospects?
Not on the pricing grid's own terms. Buildium lists Prospect Voice and Chat, Call Hub, Tour Scheduling and Prospect Pipeline as their own rows, included on Premium and not available on Essential or Growth. Lumina AI Workforce is a different row. Buying the add-on on Growth gets you the five agents working inside your account. It does not, as far as the published grid shows, switch on the voice and chat that talks to a renter who just saw your listing.
That makes the price of Buildium's prospect-facing AI the gap between Growth and Premium, not the add-on. On monthly billing that gap is $148 at 100 units, $230 at 200, $311 at 300, $589 at 500 and $1,220 at 1,000. Growth plus the add-on or Premium
If the back-office agents are all you want, Growth plus Lumina AI Workforce is cheaper than Premium at every size we priced: $85 a month cheaper at 100 units, $155 at 200, $215 at 300, $445 at 500 and $1,012 at 1,000. Premium earns the difference only if you use what else it includes, which is prospect voice and chat, tour scheduling, AI Bill Scan, free eSignatures and inspections, the open API and a first year of free incoming EFT.
If answering prospects is the reason you are looking at Buildium AI at all, the add-on is the wrong line item. You either move to Premium or keep Growth and put a dedicated agent in front of your leads.
A lower-cost way to put AI in front of prospects on Buildium

The honest reading: under about 200 units Premium costs less on price alone, and it keeps everything in one system. From 200 units up the flat fee wins, and the saving grows with every door because Premium scales at about $2.62 per unit while $199 does not move. The other difference is reach. Renters who message an Instagram page or reply to a text get the same answers as the ones who use web chat, which matters if your leads come from social and listing sites more than from your own website. How much is Buildium Lumina AI?
Buildium Assistant and Write with Lumina cost nothing extra on any plan. Lumina AI Workforce costs $21.72 to $28.09 a month on Essential at up to 40 units, and on Growth $48.04 up to 50 units, $63.00 for 51 to 100, $72.71 for 101 to 150 and $75.34 for 151 to 200. On Premium it is included in the subscription.
Is Lumina AI Workforce included in Buildium Premium?
Yes. The add-on calculator returns "Included in your subscription" when you select Premium, and the pricing grid marks Lumina AI Workforce and AI Bill Scan as included on that plan. Premium starts at $400 a month and stays there up to 100 units, then rises to $531 at 200 units and $2,610 at 1,000.
Is Buildium AI worth paying for on Growth?
For a team that spends hours on maintenance follow-ups, resident updates and task review, an add-on priced at 15 to 25 percent of the subscription is easy to test, especially with a trial period. It is weaker value if your bottleneck is leads going cold, because the add-on does not include prospect voice and chat. Decide which problem you are paying to fix first, then price that line: the add-on for back-office work, or Premium or a separate agent for prospects. The bottom line on Buildium AI pricing
Three numbers settle most budgets. The add-on is about a quarter of a Growth subscription up to 200 units and less above that. Premium costs $148 to $1,220 a month more than Growth, and it is the only Buildium plan that talks to prospects. A flat $199 agent beside Growth does that job for less from roughly 200 units up.
