Buildium sells three plans from its calculator: Growth is $252 at 100 units and $301 at 200, Premium is $400 and $531. At $2.50 Rentvine costs about the same as Buildium Growth at 100 doors and more above that. At $1.50 it matches Growth at 200 doors and beats Growth with the AI add-on at every size from there up.

Rentvine vs Buildium cost per month at 50 to 1,000 units
This is the comparison every review site skips, because Rentvine does not run a calculator and Buildium does. We multiplied each portfolio size by both Rentvine rates and set the result beside Buildium's own calculator totals for the same door count.

Rentvine's columns leave out the monthly platform fee because Rentvine does not publish it. Some review sites put Rentvine's minimum at $199 a month. We could not find that figure on any Rentvine page, but if your quote includes it, it only changes the small end of the table: it stops mattering at 80 units on the $2.50 rate.
Three things stand out. At 100 units Rentvine at $2.50 and Buildium Growth are $2 apart. At 200 units Rentvine at $1.50 and Buildium Growth are $1 apart. And from 200 units up, Rentvine at $2.50 sits just under Buildium Premium, by 11 to 16 cents per unit, which matters because Premium is the Buildium plan that includes all of its AI.
Which is cheaper once you add AI
The plans are not like for like until you count AI. Rentvine includes its AI Suite in the one plan. Buildium sells Lumina AI Workforce as an add-on on Growth, and the add-on works out to about 25 percent of the Growth subscription up to 200 units, 20 percent from there to just under 1,000, and 15 percent at 1,000. With AI counted, Rentvine at $2.50 is cheaper than Buildium Growth plus AI Workforce at 100 units and more expensive from 200 up. Rentvine at $1.50 is cheaper at every size in the table. So the question that decides it is not which vendor is cheaper. It is which Rentvine rate you will actually be quoted at your door count.
What each plan's AI actually does
Rentvine's AI is aimed at your staff. The AI Assistant runs reports, posts fees and completes tasks when someone asks by voice or text. Fixie, its maintenance agent, takes a request at 11pm, asks follow-up questions, writes a diagnostic summary and contacts the right vendor. The MCP server lets your team query live Rentvine data from Claude, ChatGPT or Copilot.
Buildium's Lumina AI Workforce is a set of five agents for maintenance, leasing, accounting, resident experience and business operations. The prospect-facing pieces, Prospect Voice and Chat, Call Hub, Tour Scheduling and the Prospect Pipeline, are listed on Premium only, which starts at $400 a month.
Neither one gives a Growth-sized manager an AI that answers the renter who texts at 9pm asking whether the two-bedroom is still available. On Rentvine, inquiries arrive with your syndicated listings and your team replies, and showings book through Tenant Turner, ShowMojo or Rently. On Buildium, that means moving to Premium.
Is Rentvine cheaper than Buildium for a small portfolio?
Under about 40 units, Buildium is usually the cheaper bill. Essential costs $62 a month at 20 units and $80 at 40 on monthly billing, and it has no unit minimum. Rentvine charges a 30-unit minimum, so a 20-door manager pays for 30 units, $45 to $75 a month, and then adds a platform fee Rentvine does not price and a one-time setup fee. Rentvine also says plainly that it is built for professional property management companies, not individual landlords.
Is Rentvine cheaper than Buildium at 500 units?
Only at the lower rate. Buildium Growth is $722 a month at 500 units and Premium is $1,311. Rentvine is $750 at $1.50 or $1,250 at $2.50. If you need Buildium's AI, Growth plus AI Workforce is $866.48, and Rentvine at $1.50 undercuts it by $116 a month. At $2.50, Rentvine lands $61 under Premium and $384 over Growth plus AI.
Setup, migration and the fees outside the subscription
Rentvine's one-time setup fee covers full-service data migration, a dedicated onboarding specialist and a financial analyst, and Rentvine states 45 days from signed agreement to fully running. It does not print the amount. During a migration like that, the step that holds up go-live is usually the opening balances, and it pays to reconcile the trust bank account against the statement before the cutover date so both systems start from the same number.
Buildium charges outgoing EFT at $0.99 per payment and prices some services by plan, such as property inspections, which carry a $99 setup and a monthly fee on Essential. Rentvine's comparison page says Buildium charges $1 per unit for API access and that Rentvine includes its open API. That is Rentvine's claim about a competitor, so confirm it with Buildium before you count it.
How to get a fair quote from both
Ask Rentvine for four numbers in writing: the per-unit rate at your current count, the count where it drops, the monthly platform fee and the setup fee. Ask Buildium for the plan total at your count, the AI Workforce add-on if you stay on Growth, and onboarding. Then compare them on the same table above, at the size you expect to be in a year, not just today.
